Devco has extensive financial analysis experience and project feasibility review. This analysis can take into account each organization's unique return and analysis parameters including ROI/ROE, IRR, DCF/NPV and Promotes/Waterfalls. Devco can coordinate the master planning for each project in partnership with the design team with an understanding of the returns expectations, leaseability and the approvals environment. Once the feasibility of a project has been established, Devco has experience in all levels of approvals including SPA, Re-zoning and Official Plan Amendments. Devco can manage these approvals directly or in conjunction with Planning Consultants if appropriate based each project's unique challenges.

Project delivery

Once entitlements are received, our Project Delivery Team can take over and manage projects from Design, through tender and awards, into construction and to a successful conclusion and closeout of the project.

Working closely with our clients, we identify the project goals and risks, and tailor a project delivery plan to ensure that project budgets, schedules and delivery milestones are met or exceeded. Our project delivery team works hand in hand with your leasing, real-estate or asset management departments to put together a schedule for design, tender and construction of the project, with your budget and milestones as the primary concern. During pre-construction, Devco will develop a framework schedule, recommend and co-ordinate an RFP for Consultant Services, and host regular meetings to manage the design development and permitting process with the consultants to ensure that the project is designed to fit your budget. Once the design is sufficiently developed, Devco will provide input and advice on contract types, Constructor selection and be your representative during the critical preliminary budgeting and tendering of the project. During construction, Devco is our client’s representative on site, attending Owner and Consultant meetings, reviewing changes and consultant instructions, and providing regular oversight to ensure that the contract scope is delivered on time and on budget. Our project managers draw on the experience of a large number of previous projects to provide peace of mind that our client’s project are effectively managed and their interests properly represented.
